Application & Screening Process

At KPS Management all prospective tenants are “screened” as part of the rental application process. The kinds of things that are reviewed include credit score, criminal history, sex offender status, prior evictions, previous rental history and verification of income.

Although the screening criteria may vary for each property, depending on the criteria the property owner has requested, in general “show stoppers” include a history of sex offense(s), drug related activity, violent felonies or documented eviction. While KPS is often able to work with people who have a not so great Credit Score, “why” the credit is not so good is an important thing considered. Depending on your credit history and circumstances, we may be able to work with you. However, additional conditions…such as an increased deposit or last month’s rent…may be required before you would be approved.

Screening Process: While this may sound difficult, the process is very simple. Simply fill out and sign a one page Rental Application. One form per adult applicant is required. Please don’t forget to sign at the bottom. Simply drop the completed application by our offices, or you may email or fax it back to us. An application/screening fee is required for each adult. Please contact us to arrange payment. The fee must be paid before we can process your application. The review usually takes from 1-3 days, but could take longer if we are having difficulty verifying your information. After your screening comes back, we will contact you to discuss the next steps.

In some cases we may not be able to offer you tenancy at all, but if that is the case, you are entitled to know why. In any case you are always welcome to Contact Us to discuss your particular circumstances. We try to work with people whenever we can.
